Rick Melero shows calculation of cap rate. The calculation uses three factors; income (Net Operating Income), tate of return and Value. The elements are represented in the value formula "IRV", where"I"represents income, "R" represnents rate and "V" represents value. If you know any of two elements of formula, you can solve for the third.
